The Diamond Terrace condos located in downtown San Diego were completed in 2005 and the residents after living there for over a year were asked to review the building rate it in a dozen categories. The results of the survey put the Diamond Terrace condos at the bottom of the ranking for the downtown condo buildings. The Diamond Terrace condos scored four and a half out of five stars two categories: Views, and Proximity Shopping/Dining. The Diamond Terrace residents rated the building very low in: Noise, Security and its onsite Exercise Facility.
Diamond Terrace condo residents boasted about the views, especially directly into the baseball stadium (Petco Park) from some of the units and from the roof top patio. Residents also like its convenient location in the East Village. Residents there like in most buildings wish the developer had included a pool in the project.
The Diamond Terrace condos are 14 stories tall and located in the East Village neighborhood in downtown San Diego. This building is located just beyond center field of Petco Park. Some of the units ending with unit number XX1, XX2 and XX3 have direct views into the baseball field from inside the unit, not standing on the balcony, but sitting down on the sofa in the living room, WOW. There are approximately 113 condos in the building with prices ranging from $250,000 to $1.0 million. The Diamond Terrace condos offer a roof top patio with BBQ’s and views directly into Petco Park, a exercise room and an entertainment room complete with a large screen TV. The lobby has furniture to hang out on when meeting your guest at the entrance. The average price of a sold condo in the Diamond Terrace between 2005 and 2006, decreased 4.0% , as reported through the MLS (Sandicor). Turnover rate of units in the building during calendar year 2006 was 16.8%.
There are only 4 condo buildings that have good views directly into the playing field at Petco Park; ICON, Legend, Parkloft and Diamond Terrace. Diamond Terrace is the least expensive of the buildings followed by ICON, Parkloft and The Legend. Parkloft has an industrial loft look and feel, the ICON has great amenities, but not as good as the Legends.
